A development of seven new homes on the site of a former care home in a Conservation Area
The care home had reached the end of its economic life and the charity had reluctantly closed the home and focused their resources on care in the community. The charity needed to sell the site with planning permission for housing in order to realise the maximum profit from their asset.
Initially the proposal was to clear the site and build eight new semi-detached properties but following pre-reapplication advice from the conservation officer it was decided to retain the original building and design a scheme for seven houses.
Planning permission was achieved quickly and efficiently allowing the sale to take place on programme.

The original building had previously been extended and while the council considered that the original building made a positive contribution to the Conservation Area it was agreed that the extensions did not.
Incorporating the original building within the proposal improved the variety of the design and generated seven high value properties.
